The club decided on a phased renovation program based on a survey of membership. The first phase encompassed most of the second floor. The large members lounge and the elevator lobby were designated as the principal areas for renovation.

Project Management Services

In the course of the pre-construction investigation, significant mechanical upgrades were deemed to be prudent for the future and a large meeting room required significant demolition. Adjacent club offices were also affected to a lesser degree.

Design revisions were fast tracked for inclusion into bid documents in time to meet a mandatory summer construction period.

The start was delayed only two weeks. Five contractors were pre-qualified. All responded to RFP's (Requests For Proposals). A selection was made between two finalists after a brief and intense negotiation that yielded over a 10% savings.

The entire project including decoration was completed in late September, 2001 in 10 weeks despite the delays encountered as a result of the September 11th tragedy.
