Complexity

Building projects are complex and sophisticated. There are many options to consider and integrate into the project. In addition to the standard triad of the Owner-Architect-Contractor, today there are any number of other professionals, specialty consultants and subcontractors that may be required to play a role during the life of a project.

Management Challenges

Many responsibilities of the Owner such as securing approvals, the hiring of specialty consultants, bidding for the project and subcontracting for portions of the work are outside the normal contract scope of either the Architect or the Contractor. At the same time the Owner has the reasonable expectation of the highest possible quality. The Owner also expects tight cost control for projects delivered on the best possible schedule.

The Owner is usually tasked with contracting and coordinating the entire team throughout the life of the project. On some projects ten or more parties may be independently contracted to the Owner. Responsibilities are sometimes difficult to define between parties. Owner responsibilities can at times be a fulltime job requiring a high level of expertise in design, contracting, accounting, and law not to mention the technical specialties now a part of most jobs.

Despite the best intentions of all parties, cost and schedule overruns, quality issues and frustrations are an all too common story.
